DESCRIPTION: CHN Housing Partners is a nonprofit affordable housing developer, housing service provider, and residential lender that helps individuals and families obtain and maintain stable, affordable housing. CHN develops, owns, and manages affordable housing and works with public agencies, utilities, and financial institutions to deliver housing resources.

PROGRAMS/SERVICES:

• Affordable Rental Housing: Provides affordable rental homes and apartments, including some Section 8 and lease-purchase opportunities.
• Lease Purchase: Allows qualifying families to rent a home while working toward eventual homeownership, with support services along the way.
• Homebuyer Education & Counseling: HUD-approved counseling, homebuyer education, financial coaching, budgeting, credit improvement, and assistance preparing for homeownership.
• Homeownership & Mortgage Lending: Provides access to affordable mortgage products and support for prospective homeowners. CHN’s lending operation includes Believe Mortgage.
• Home Repair Assistance: Helps eligible homeowners with critical repairs and improvements, including plumbing, electrical, roofing, structural repairs, and energy-related improvements.
• Energy Savings: Provides weatherization, energy audits, furnace and hot-water-tank repair or replacement, insulation, minor plumbing repairs, energy-efficient appliances, and other energy-saving improvements for qualifying households.
• Utility Assistance: Provides assistance to eligible households struggling with utility costs, including water-bill assistance.
• Foreclosure & Eviction Prevention: Provides housing counseling, financial assistance, and other support intended to help households remain housed.
• Property Tax Assistance: Through the Detroit Housing Network work, CHN provides property-tax assistance, homebuyer education, mortgage-foreclosure prevention, and other housing services to Detroit residents.
• Tax Preparation: Provides free tax-preparation assistance through IRS-certified tax preparers in partnership with the EITC Coalition.
• Housing Development & Property Management: Develops, owns, and manages affordable housing, including properties financed through LIHTC and HUD programs
