CLIENTS SERVED: Low- to moderate-income Westland residents who meet federal HUD income and household eligibility requirements.
DESCRIPTION: The City of Westland administers Homeowner programs to stabilize and enhance neighborhood development and housing.
SERVICES / PROGRAMS:
- Homeowner Rehabilitation: Provides deferred, low-interest loans, which are repaid only when when the homeowner sells or rents the property. City staff assist with contractor selection and inspect completed work.
- Limited home repairs: furnaces, water heaters, roofs, windows, siding, sewer problems, basements, concrete, and barrier-free accessibility improvements.
- Emergency repairs for hazards and accessibility: ramps, grab bars, handrails, bathroom fixtures, and doorways.
- Homebuyer Assistance: Applicants must be first-time homebuyers, qualify for a conventional or FHA mortgage, have less than $15,000 in liquid assets, and meet federal income guidelines. Provides down payment and/or closing costs as a deferred loan, depending on actual need:
- Up to $7,500 for homes built before 2000
- Up to $14,500 for homes built after 2000
