SERVICE AREA: All cities, villages, and townships throughout Oakland County, Michigan except for City of Lake Angelus, Novi Township, Pontiac, Southfield Township, Waterford Township, Village of Bingham Farms.

CLIENTS SERVED: Low- to moderate-income homeowners who own and live in their home as their primary residence. Applicants must meet federal income limits and have sufficient equity in the property; mortgage and property taxes must be current.

DESCRIPTION: Oakland County’s Home Improvement Program provides interest-free, deferred loans of up to $23,000 to qualified homeowners for necessary repairs that help make their homes decent, safe, and sanitary. This is not an emergency repair program. There are no monthly payments or interest charges; the loan is repaid when the homeowner sells, moves from, or transfers ownership of the property. County staff assist with the application, oversee the repair work, and arrange payment to pre-screened contractors.

PROGRAMS/SERVICES:

• Accessibility modifications: ramps, doorway widening, accessible bathrooms, grab bars, lifts, and other improvements that allow residents with disabilities to safely enter and navigate their homes.
• Home Repairs: Basement waterproofing, Bathroom, Chimney, Door, Electrical system, Heating system, Insulation, Kitchen, Plumbing, Porch, Roof, Septic system, Siding, Structural defect, Water and sewer line, Well, Window

INELIGIBLE REPAIRS:

• Additions: Construction of additions or expansions to the home.
• Accessory Buildings: Repairs to structures separate from the primary residence, such as detached garages or sheds.
• Condominiums: Improvements to condominium properties.
• Mobile Homes: Repairs to mobile/manufactured homes.
• Rental Units: Repairs to properties used as rental housing rather than owner-occupied residences.
